Factory-built modular homes

A home that grows in one season

We build the modules in a heated factory while the foundation goes in on site. Then we deliver them with windows, finishes and services already fitted — and assemble the house in a single day.

  • Kiln-dried timber frame
  • Up to 300 mm of insulation
  • We build in any weather

How we build

From drawing to keys in five steps

While the modules are built in the factory, the foundation goes in on site. The two jobs run in parallel, so your house is ready far sooner than with a conventional build.

  1. Planning

We arrange the modules around your family and your plot. You see the 3D model and the estimate before signing anything.

  2. Factory production

Frame, insulation, windows, wiring and finishes — all in a heated factory, with checks at every stage.

  3. Foundation on site

Meanwhile we install screw piles or a strip footing — no excavation, no weeks of concrete work.

  4. Delivery and installation

The modules arrive on a low-loader and are craned into place. Most of the house goes up in a single day.

  5. Hook-up and handover

We join the services between modules, connect power and water, clear up after ourselves — and hand over the keys.

Inside the wall

Warmth that stays inside

A wall is a stack of layers, and each one has a job. Hover over a layer to see what it does. The slider changes the insulation thickness and shows how much heat each square metre of wall loses.

Based on the thermal conductivity of the materials, allowing for the timber frame. The comparison is indicative: real-world losses also depend on windows, roof and airtightness.

An honest comparison

Modular or conventional build

Modular isn’t for everyone. Here’s where it wins — and where to think twice.

FAQ

What people usually ask

Can we live in it through the winter?

Yes. The houses are designed for year-round living: we size the wall, floor and roof insulation to your climate zone, and heat-recovery ventilation can be built in from day one.

What if our family grows?

You can add a module later. We design the joints and services so a new module connects to the finished house without knocking down any walls.

What paperwork and foundation do we need?

We help with planning consent and the design. The foundation is usually screw piles — installed in a few days while the modules are still in the factory.

Can the house be moved?

Yes, the modules can be disconnected and moved to another plot. It’s not something you’d do every day, but the option is there.
